What is the Planning process?

The Government and Mayor for London have set out many aims and strategic policies for London’s and the UK’s future respectively. One of which is to make planning process easier and more transparent. Unfortunately this are still a long way away from reality.

City Landmark are here to make the planning process Stress-free , cost effective and an overall positive experience. We have broken down the planning process by dividing the process up into four stages. These Stages are seen here below:

APPLICATION SUBMISSION

Once you are happy to proceed, your application can be submitted.

An application will require:

  • The Original and 3 copies of a completed and dated application form.
  • The Original and 3 copies of the plan which identifies the land to which the application relates drawn to an identified scale and showing the direction of North
  • The original and 3 copies of other plans and drawings or information necessary to describe the subject of the application
  • The Correct Council Fee
  • The original and 3 copies of a design and access statement
  • The original and 3 copies of the completed, dated ownership certificate
  • The original and 3 copies of the completed, dated Article 7 Certificate

City Landmark will prepare all copies of these documents and drawings for you, and then submit the application on your behalf.

SITE SURVEY

When City Landmark have determined your development to be feasible, one of our consultants will visit your property at a time that suits you and discuss your project further. Alternatively you may choose to come meet us at our offices to discuss your proposals and see similar projects we have got planning for in the past.

When it is agreed what works and improvements are to be included in the planning application, City Landmark will prepare a formal quotation including all the stages for your application, a timescale and a payment schedule.

Once City Landmark have been instructed, one of our architects will carry out a full site survey, measuring, photographing and inspecting your property’s Structural features.

PLANNING DRAWINGS

After the site survey is carried out City Landmark will prepare your Planning Drawings. although the drawings that are required vary between each project, they will mostly require the following drawings:

Planning Drawings (Existing):

  • Front Elevation
  • Rear Elevation
  • Side Elevations
  • Floor Plans
  • Roof Plan
  • Site plan

Planning Drawings (Proposed):

  • Front Elevation
  • Rear Elevation
  • Side Elevations
  • Floor Plans
  • Roof Plan
  • Site plan

Once these architectural drawings have been completed you will receive a proof copy which will need your approval. Any changes you wish to make must take place at this stage.

Once the drawings have been adjusted, approved and paid for, we will then advance to the next stage.

Once your plans of development have been analyzed and deemed feasible, you will then move into step two of the planning process, which is the site survey. During this stage of the process, a consultant will visit the location where the development is set to go underway. A time and a date that adheres to your schedule for the visit will be agreed upon, prior to the consultant being dispatched to the location.

Once you and the consultant have reached an agreement on how you would like the development to go underway, and what improvements you would like to achieve with the development than a formal quote for the development will be given. The quote will review over all of the stages of the planning application, as well as give you an expected timescale of when you can expect to move to the next stage in the process.

A payment schedule will also be agreed upon at this point. Aside from crunching some numbers and going over what is going to happen to the property being developed, an architect will measure the area that is being developed; inspect all of the structures of the property, as well as photograph where the development is going to take place. The site survey is an essential component of the planning process.
